Protective Covenants:
It is stipulated and agreed that within a period of 25 years from the date* thereof:
1) If the above described property is divided, each tract must contain at least 10 acres.
2) No building shall be erected and maintained other than one single family swelling on each tract and buildings normally appurtenant thereto including barns for horses and similar structures.
3) No trailer, mobile homes or modular homes will be erected or maintained, except during a temporary period of construction of up to twelve (12) months.
4) Any dwelling must contain a minimum of 1,000 square feet of heated, living space.
5) No property owner shall clear cut trees within 100 feet of Cooper or Cain Creek, unless required by Sequatchie Valley Electric Power for electric transmission lines.
6) No property owner shall be allowed to dump garbage (such as old cars, appliances, tires, etc.) on the property. This prohibition shall include any other materials that are environmentally unsafe.
7) No quarry work, underground mining or surface mining will be permitted on the premises.
